<p>Each summer, thousands of graduates leave their university towns and move to London to start their careers. However, as exciting as it is to arrive in the capital, it can also be extraordinarily daunting. From the culture shock of not spending all your time in the Student Union, to wondering how on earth people afford to live here, there are many things to get to grips with.</p>
<p>Firstly, deciding where to live, can be a complex task. There are a variety of factors which you should take into account when making this choice and these considerations will differ from person to person.</p>
<p>Location<br />
Areas nearer Central London are generally more expensive, so you need to figure out a balance between affordability and convenience to your place of work. &#8211; You also need to think about the public transport in your area. &#8211; It&#8217;s vital to work out what the local amenities in a particular area are like. Is there a decent supermarket nearby? Is there an affordable gym? What about good pubs?</p>
<p>Housemates<br />
Who is going to share your humble abode? Just you and your cat? Or will you risk moving in with strangers to make the rent more affordable? You could end up making great new friends this way. Try using sites such as moveflat.com to look for a vast range of living options.</p>
<p>Finding a property<br />
Estate agents will usually charge an admin fee when they&#8217;re drawing up tenancy agreements and doing reference checks, so you could save money by going through a letting agent or an ad in a paper. Do you want furnished or unfurnished accommodation? Unfurnished accommodation is generally cheaper, but obviously you&#8217;ll need to bring your own bed, or you&#8217;ll be sleeping on the floor.</p>

An initial holding deposit, a damage deposit, a month&#8217;s rent in advance, photo ID, past landlords&#8217; references and reference checks on your income status so they know you&#8217;ll be able to pay your rent. Guarantors, such as your parents, will be required if you&#8217;re unable to provide proof of permanent income.</p>
<p>Things you&#8217;ll need to do once you&#8217;ve moved in<br />
- Go through the inventory list with your landlord. This is a list of furniture, fixtures and fittings and is there to make sure you agree on the state of the property before you move in. If you notice any scuffed paintwork, then this is the time to mention it, so that it doesn&#8217;t come out of your damage deposit when you leave.</p>
<p>- Inform the council, electricity, gas and water companies. Buy a TV license. Inform your bank, credit card companies, DVLA, mobile phone companies etc. of your change of address. <p>- Make sure you purchase contents insurance. Your landlord should have building insurance, but isn&#8217;t obliged to have contents insurance to cover the cost of your belongings in case of fire or theft for example.</p>

<p>Colchester</p>
<p>Famed for its castle and the home of Boudicca, Colchester is also famed as being the oldest recorded town in Britain. There are some easy steps to consider maximizing your home&#8217;s curb appeal.</p>
<p>First, take a few pictures of your home. This is an easy way to have an overall look at your home&#8217;s curb appeal. It may also help to take some pictures of other homes in the neighborhood that you find appealing as this will give you some ideas of improving your own home. Make sure that the outside appearance is clean. A messy yard will make your home less appealing even if it is clean as a whistle from the inside. Before you work on any other projects, see to it that the front yard, driveways and porch areas are clean. Keep your yard free of clutter by remove things that may detract the view of your home such as dead plants, scattered toys, bikes, broken cars, trash and other unnecessary things that can lessen the appeal.</p>

<p>Moving is, in itself, a traumatic experience.  You have your belongings stripped from the walls, the floor, the space you created with the furniture, the paintings, the rug, etc. are all moved away until your home is bare.  If you&#8217;re working with movers, they go so fast, it&#8217;s overwhelming, when all you want is a breath.</p>
<p>So, thought I&#8217;d share some lessons learned from my move that will hopefully help you with yours!</p>
<p>I recommend you pack a small bag, and carry it yourself, to make sure you have most of the necessities below available:</p>
<ol>
<li>After you move, you&#8217;ll need to open all those boxes.  To do so, you&#8217;ll need a knife, or scissors, or sharp object &#8211; make sure you have one handy!</li>
<li>Tools &#8211; you&#8217;ll probably have to put items together with screws &#8211; have a toolbox available, or at least, leave out a screwdriver (philips and flat head!) and some plyers, and a wrench.</li>
<li>Shower anyone?  Trust me, you&#8217;ll want one after the big move, so have that shower curtain and the hardware handy!</li>
<li>And, after you take that shower &#8211; you&#8217;ll need the towels!  Make sure those are next to the curtain.</li>
<li>Phone cords, internet cables, power strips &#8211; having someone come by to install cable TV, or internet or phone service?  Make sure you know where the phone and TV are, and, clearly label the box you put all the extension cords, power strips, and cords into.  You&#8217;re going to need those quickly, and preferably, while the installer is in your home!</li>
<li>Sheets, pillows, blankets &#8211; you&#8217;ll be exhausted after your move, and the last thing you&#8217;ll want to do that night is find the sleepware &#8211; make sure you have that box clearly labeled, placed in the bedroom, and put your pajamas there, too, so you can make the bed, and jump in!</li>
<li>Clean underwear &#8211; I&#8217;m sorry to be so blunt, but seriously, you need to have a few pairs available because it will take you days to sort through all the boxes</li>
<li>Paper plates, cups, and plasticware &#8211; you will most likely either not be able to find, or else not have surface to eat on, so stock up on some paper supplies to be able to eat while you&#8217;re home.  (Hey, even standing, you gotta eat!)</li>
<li>Water - you just have to have some bottled water in the fridge &#8211; for your movers, but also for all the unpacking.  It&#8217;s a surprisingly dehydrating experience.</li>
<li>Windex and paper towels &#8211; there will be lots of dust to contend with, and you&#8217;ll want your cleaning supplies at the ready.</li>
</ol>
<p>And finally, when it&#8217;s all over, make sure to schedule a massage to get all that tension out of your body.</p></div>

I&#8217;m a Frenchman who&#8217;s been living in London for a month. At first sight, I really disliked the English capital city because I felt so lost with no reference marks -all seemed to be different- so, I truly wanted to come back home. Nevertheless, I&#8217;m not the kind of person who is self-pitying instead of enjoying what&#8217;s happening!</p>
<p>So, my first very big task was to be suitable for this town. And what&#8217;s amazing in this case, is that in London people are so kind!! First-of-all I was really shy and I didn&#8217;t dare to talk with my very bad French accent but inch by inch, I&#8217;ve tried to talk to them and it all went amazingly well. So, what I will always remember, is that Londoners are really open-minded.</p>
<p>Secondly: &#8220;Transport for London&#8221;. Each day of my stay, I had to take several underground trains to go to work, and this was my daily routine. But not a daily routine which is boring, I&#8217;ve really enjoyed it because thanks to it, you feel like you are becoming a Londoner too, which makes you more comfortable with the city. And what I have to say, is that London has got a really good network of buses and underground trains so it&#8217;s quite easy to go anywhere. And the Oyster card system &#8211; the London transport card &#8211; is ingenious and easy to use even if you&#8217;re not fluent in English.</p>
<p>But during my stay, I&#8217;ve learnt that we cannot sum up London being the city of Big Ben, Buckingham Palace and Tower Bridge. By going to Zone 4 or 5, you&#8217;ll see so much beautiful and peaceful green places which are one of London&#8217;s beauties too. You will feel homely in those locations.</p>
<p>When you live in London, firstly you cannot avoid the period of  « being a tourist doing sight-seeing every single day » but then, you look around and really appreciate what are you seeing. Actually, the London skyline stops to be the reason why you&#8217;ve come but just one of the reasons why you want to stay here.</p>
<p>A lot people promote the American way of life&#8230; well, if they want!</p>
<p>But let&#8217;s try the « London way of life » and then you&#8217;ll certainly not want to come back home, because surely you&#8217;ll find your new home…..</p>

<p>Staging a home&#8217;s exterior is probably the most important thing you can do to sell your home during a buyer&#8217;s market. That&#8217;s because during a buyers market there are too many houses available and just getting someone in to look at your house can be quite a challenge. This is where attention to exterior and curb appeal will help maximize your chances of selling your home. Exterior home staging is important not only for attracting potential home buyers and investors but also for hyping them up before they even step foot inside the house.</p>
<p>Interior home staging is important for decluttering a home and allowing the potential home buyer to imagine their own belongings in it. Exterior home staging is completely different, however. Your goal is to represent a near final product. Most home buyers are hoping that the houses lawn, landscaping, and curb appeal are near complete if not a finished product already. Having a plain lawn can mean a lot of extra work and hassle for the new home buyer. Here&#8217;s a few sizzle items and tips to help get you started on maximizing your curb appeal to sell your house:</p>
<p>Tip 1: Declutter your lawn. Make sure to rake up any leaves, prune the bushes, pull existing weeds, and remove branches, trash, and any other items that can make your lawn look bad. It&#8217;s a good idea to mow the lawn too. Nothing is a bigger turnoff than an unkept lawn. This makes the home buyer wonder what else was not maintained very well in the house.</p>
<p>Tip 2: Removing or replacing any exterior rot is crucial to staging a home&#8217;s exterior. Exterior trim and windows are most susceptible to rot and are a huge turnoff for potential home buyers. Some trim and windows can simply be repainted and revitalized and may not need to be replaced yet.</p>
<p>Tip 3: Use hardscaping to create more than just a lawn full of grass in your front yard. Mulch around your trees to create garden beds and create a boundary around them with rocks or other natural looking stone. These are great for blending the landscaping with the home or for splashing some color or character on the house that will keep it generalized and not too personal. Consider painting your door or other architectural accents a contrasting color that will compliment the home and energize it.</p>
<p>Tip 5: Add a nitrogen fertilizer to your lawn that can turn it greener in 2-3 days and give it a healthier look. This one-time, short term solution will help a neglected lawn get a kickstart on life again and rapidly improve the looks and curb appeal of your lawn.</p></div>
